In this episode we talk to Dumisani Hlabano, father of 2 and a Chartered Management Accountant at FMCG.

Dumisani started his real estate journey in 2014 after 3 years of researching and studying the market and what he calls "analysis paralysis."

One day he realized that the only way to be in real estate was to take the plunge and start doing deals in real estate.

When he did eventually start, he went big and bought 5 properties in 3 months in Lonehill, Fourways, in what Mizo calls an "A-list" suburb in Johannesburg.

His properties have a 12% yield and an internal rate of return of 30%.

It's very rare for properties in A list neighborhoods to have such high returns, which makes this interview with Dumi so interesting because he walks us through the 1% rule, how he makes his buying decisions and how he is able to leverage his relationships and knowledge of the neighborhood to get the best deals.

He's now moving into the commercial real estate space.
